Electricians for flats, rented homes and listed buildings in Poole

In Poole Town ward, there is often a landlord or a freeholder in the picture. When the 2021 Census was taken, purpose-built flats housed 51.4% of the ward's households, and 30.9% of households there rented privately. Private and social landlords now share the same duty for the fixed wiring: an inspection and test by a qualified person no more than five years apart, with a copy of the report in the tenant's hands within 28 days. Those reports, EICRs, are part of our electrical work.

Leaseholders have a check of their own. The Leasehold Advisory Service points out that a lease can require the freeholder's permission for alterations, and it names changes affecting electrical wiring among them, so the lease comes out before a rewire or a consumer unit change in a flat. Broadstone sits at the other end of the scale: 81.5% of that ward's households lived in detached houses in 2021, where a job can run out to a garage, a garden room or a driveway.

Poole also has more than 200 listed buildings, according to the borough's 2013 Heritage Assets planning document, which BCP Council still publishes. One is the Guildhall on Market Street, dated 1761 and listed Grade II*. Historic England's guidance is that listing covers the whole building, interior included, and that most work affecting its special interest needs listed building consent. Older wiring is regular work for our team, and in a listed house the consent question is settled before a floorboard comes up.

The cables, substations and sealed cut-out that bring power into Poole homes are SSEN's responsibility. As the distribution network operator, it finished upgrading a 32-kilometre circuit serving Poole, Shaftesbury and the areas between in 2022, work it said strengthened supplies to around 160,000 homes and businesses. SSEN asks that nobody opens a cut-out without its authorisation, so our work starts on your side of the meter: the consumer unit, the circuits and everything they feed.

Questions about Poole

Answered from what we know of Poole and the jobs we do here. See every answer

SSEN first. Its advice is to see whether the neighbours have power, reset your consumer unit by switching everything off and then back on, main switch first, and report the fault on 105, a free call from a landline or mobile. If next door is lit and one of your circuits keeps tripping, that one is ours.

Yes. Nearly a fifth of the ward's households rented from a social landlord in 2021, and the rules were extended to social housing in 2025. They apply to social tenancies granted after 1 December 2025; for older tenancies the rules require the first inspection and test before 1 November 2026, then at intervals of no more than five years.

BCP Council lists all 16 Poole conservation areas, from Ashley Cross and Canford Magna to Ridgeway and Broadstone Park and Town Centre Heritage, each with its own boundary map.

Not listed building consent. BCP Council says locally listed buildings aren't controlled by the same legislation as nationally listed ones; its Local Plan policies deal with applications to alter, extend or demolish them. Rewiring inside the house isn't something those policies cover, though changes to the outside can still need planning permission.

BCP Council. Poole Borough Council was wound up on 1 April 2019, when BCP Council became the sole principal authority for the area, so listed building consent, conservation-area questions and the enforcement of rented-housing standards in Poole all sit with it.
