Bournemouth electrician for flats, bedsits and converted villas

Central Bournemouth is mostly flats, which shapes our electrical work here from our unit in Christchurch. Census 2021 counted 75.4% of households in Bournemouth Central ward living in a block built as flats, more than four times the figure for England, 17.1%. In Boscombe West, 1,492 of the ward's 5,656 households, or 26.4%, lived in part of a converted or shared house, bedsits included; across England the share was 3.5%.

BCP Council's conservation appraisals show where many of those conversions came from. Its draft for West Cliff and Poole Hill records larger houses subdivided to form flats, and terraces such as the northern part of St Michael's Road and Purbeck Road typically holding three or four flats or maisonettes per house to rent. The East Cliff draft, which traces that area from Victorian and Edwardian villas onwards, describes Radcliffe Court on Manor Road as a surviving Victorian villa converted into flats.

For the villas of the West Cliff and East Cliff, conversion is regulated twice over. BCP's building control lists changing what a building is used for among work needing approval, and once rooms in a converted house are let as a house in multiple occupation, bedsits included, the council's guide to the 2006 management regulations expects every fixed electrical installation to be inspected and tested at intervals not exceeding five years, with common-part light fittings available at all times.

Bedsits, counted with converted houses in Boscombe West's Census figures, bring stricter fire rules. BCP's notes for bedsits and non-self-contained flats, dated January 2025, ask for a Grade A, Category LD1 fire alarm, emergency lighting to BS 5266, and any consumer units and meters in the escape route boxed in 30-minute fire-resisting construction behind a door marked KEEP LOCKED SHUT. That enclosure belongs in the plan for a fuse board replacement in a shared hallway, as does sealing any gap where cables cross a fire-resisting wall or floor.

Landlord reports, HMO licences and conservation streets in Bournemouth

Most households in Boscombe West and Bournemouth Central rent their homes. In 2021, 59.7% and 58.3% respectively rented privately, against 20.5% across England. Most of those lets come under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. Because the rules cover all of England, a portfolio reaching past BCP's boundary runs to one timetable, whether the next property needs Ferndown electrical work or New Milton electricians. Only the enforcing council changes.

Boscombe West alone had 3,375 privately rented households in 2021. For a let covered by the rules, the inspection falls due at intervals of up to five years, and if BCP Council asks for the report, it must have a copy within seven days. Work on anything coded C1, C2 or FI has to be done within 28 days, or sooner where the report says so, with written confirmation to the tenant and the council from whoever did the work. An EICR for a Bournemouth let starts that trail.

Converted and shared houses reach well beyond the centre: in 2021 they held 22.0% of households in Boscombe East & Pokesdown and 20.9% in West Southbourne. Where five or more people share an HMO, BCP Council requires a licence, granted for up to five years, and the application asks for up-to-date electrical installation inspection and test certificates alongside those for automatic fire detection, emergency lighting and gas safety.

Bournemouth holds 20 of the 48 conservation areas on BCP Council's list, designated between 1974, at Holdenhurst Village, and 1994, at Boscombe Spa; the East Cliff, Westbourne, Dean Park and The Saints are among them. Inside one, the council notes, less minor work can go ahead without planning permission. The East Cliff draft appraisal counts prominently placed new services in modern materials among the small changes that add up, so an outside cable run or new light is best planned for the side or back of the building.

SSEN runs the electricity network under Bournemouth's streets as the town's network operator. By January 2023 it had energised a £2.7 million upgrade that replaced the oil-filled underground cable between its East Howe and Victoria Park substations with 2.2 kilometres of new equipment, serving 11,500 homes and businesses in the Victoria Park area. Anyone who spots damage to its cables should stay well away and call 105, it says; in an emergency, dial 999 and say electricity is involved.

Questions about Bournemouth

Answered from what we know of Bournemouth and the jobs we do here. See every answer

Yes. The government's guidance says the regulations cover homes let to people from more than one household who share facilities such as the kitchen and bathroom. Letting is common in Winton: 46.3% of Winton East ward's households were renting privately in 2021, more than twice the 20.5% for England.

It can. BCP Council's definition of an HMO takes in a building converted entirely into self-contained flats, let to at least three tenants forming two or more households, where the conversion doesn't meet the minimum requirements of the 1991 Building Regulations. A conversion that meets that standard falls outside this part of the definition.

Yes. BCP's Article 4 Direction, in force across the Bournemouth area since December 2011, means changing a family house into a small HMO for three to six unrelated people needs planning permission, and the council says large HMOs housing seven or more people always need it.

BCP's amenity standards for HMOs ask for enough sockets beside each bedsit kitchen's worktop, which should measure at least 800mm by 600mm, stair lighting that can be switched from the entrance hall and every landing, and any extractor fan in a kitchen or bathroom fitted with an over-run and wired to the room's lighting circuit.

For a three- or four-storey shared house on a single tenancy, BCP's January 2025 notes ask for mains-operated interlinked detectors to BS 5839-6:2019 Grade D1 LD2: a heat detector in the kitchen and smoke detectors in the lounge, any dining room or cellar, and the hall area of every floor, with Grade F1 smoke alarms in the bedrooms.
