Electrician in Ferndown: wiring for a town that grew after the war

We take on electrical work across Ferndown from our Christchurch unit, and most of its homes went up after the war. Valuation Office Agency counts for 31 March 2026, across the small statistical areas that ONS matches to the Ferndown North and Ferndown South wards, put about 3,350 of 7,910 homes, or 42%, in the years 1965 to 1982. Across England the figure is 18%. Only about one Ferndown home in ten dates from before the war; nationally, more than a third do.

Bungalows set the town apart as well. The same count lists about 3,120 of them, close to two in five homes, where England's share is 9%. At the 2021 Census, 56.8% of households in the two wards lived in a detached home, against 22.9% nationally. On one storey the roof space sits above every room, so new lighting or an extra circuit can often be run down from the loft instead of under lifted floorboards.

Age tends to show first at the lights and the fuse board. About a quarter of the homes counted were finished before 1965, and Electrical Safety First's guide on replacing consumer units points out that in homes built before 1966, the regulations of the day didn't require an earth conductor at every lighting point. The same guide is clear that rewireable fuses alone aren't grounds for a replacement, so testing should decide whether the house needs a new fuse board.

Ownership shapes the work too. In 2021, 54.9% of households across Ferndown North and Ferndown South owned their home outright, against 32.5% across England, so in most Ferndown homes there's no landlord deciding when the wiring gets looked at. That call sits with the owner, and in a house finished in the 1960s or 1970s, an inspection of every circuit shows how much of the original installation is still sound before anything is changed.

Dorset Council, SSEN and the older households of Ferndown

Ferndown is not a BCP Council town. Since 2019 BCP has been the council for Bournemouth, Christchurch and Poole, while Ferndown Town Council describes itself as operating under the unitary authority of Dorset Council. The town council's own remit runs to the Barrington Centre, the King George V recreation ground and pavilion, Longham allotments and local play parks, and it comments on local planning issues. Building control for notifiable electrical work in a Ferndown home is therefore Dorset Council's, not BCP's.

For a Ferndown homeowner, Dorset Council's guidance names most electrical work among the projects that may need building regulations approval, and says that if you hire a person or company registered with the government's Competent Persons Scheme, you don't need to apply for approval yourself. Replacing a consumer unit is one such notifiable job, as Electrical Safety First's guide confirms. Without a registered installer, the guide says building control must be notified before the work begins, or as soon as possible afterwards in an emergency.

SSEN looks after the network feeding Ferndown homes, down to the service cable and main fuse, often in or near the meter box. Its February 2026 strategic plan for the network fed from Mannington expects the three transformers at its Ferndown primary substation to be overloaded by 2037 if one were lost, and lists larger units as an option. Report a network power cut to SSEN on 105, free from a landline or mobile; in a safety emergency, SSEN says dial 999 and ask for the police.

Ferndown's population is markedly older than the country's. At the 2021 Census, 37% of people in its two wards were 65 or over, double England's 18.4%, and 21.2% of households were one person aged 66 or more, against 12.8%. For new homes, Approved Document M puts switches and sockets 450mm to 1200mm above the floor to help people with reduced reach, a sensible guide when a rewire or a kitchen refit moves them in an existing bungalow.

Two nearby towns have pages of their own. Notifiable electrical jobs in Wimborne go to the same Dorset Council building control, while wiring work in Ringwood takes us over the county line into Hampshire. On either side of it, our wider electrical work runs from repairs and lighting to inspections, rewiring and circuit breakers.

Not because of its age. Electrical Safety First's September 2026 guide says rewireable fuses, older circuit-breakers, a plastic case or a missing RCD are not, on their own, reasons to replace a board. Condition and test results decide, and before a planned swap the guide asks for the wiring to be inspected, or at least surveyed circuit by circuit.

Dorset Council. Stapehill is one of the seven wards of Ferndown Town Council, which operates under Dorset Council as the unitary authority. Bournemouth, Christchurch and Poole make up BCP Council's area. If notifiable work is done by someone registered with a Competent Persons Scheme, Dorset Council says no separate application from you is needed.

Have the lighting circuits tested. In homes built before 1966, an earth conductor wasn't required at every lighting point. Before such a circuit goes onto a new consumer unit, Electrical Safety First's guide looks for it to be rewired, given an earth at every accessible point, or have its metal fittings replaced with all-insulated ones.

It's shared. At the 2021 Census, 178 households in the two Ferndown wards lived in a caravan or other mobile or temporary structure, 2.2% against England's 0.4%. On a protected site, the Mobile Homes Act 1983 makes the site owner maintain electricity services it supplies to the pitch or home, while you keep the home in sound repair.

Usually not. Dorset Council lists alterations to existing circuits, and extra power or lighting points, as work that doesn't need approval, except around baths and showers. A replacement consumer unit is different. Electrical Safety First's guide notes it's notifiable, so unless the electrician belongs to a self-certification scheme, building control is notified before work starts.
